HOUSE GUIDELINES...because we are NOT a hotel.

  • -We generally do not get power cuts in this part of town but if and when we do, the solar battery back up first gets activated. This will help run some lights and fans but not necessarily the Plug points. We do have a Generator as well and if the power cut is long enough, we will switch it on.
  • -We have centrally heated hot water in the showers...not in the wash basins
  • -Drinking water from our In-house RO system is provided in earthen pitchers in the rooms. We do not use plastic bottles.
  • -Bathrooms are equipped with Fresh towels, soap bar, liquid hand wash, shampoo and conditioner in REFILL BOTTLES. 
  • -Rooms have cotton dressing gowns and rubber chappals (all sanitized after each use).
  • -Rooms do not have individual Tea Trays. This facility is available 24x7 in the main Dining Hall and the Tea Room.
  • -Safe deposit lockers are currently not available but in case you have valuables, please keep them locked up.
  • -There are NO TELEVISIONS in any room.
  • -Free Wifi is available in each room.
  • -Rooms are cleaned every day and Bed linen is changed once in 5 days and towels once in 3 days unless there is a specific request. This is to conserve water and in keeping with our eco- conservation principals.
  • BREAKFAST & OTHER MEALS
  • -We serve breakfast from 8.30 to 10.00 am. Please let us know if you want to come down later than that.
  • -We do provide home-cooked meals for lunch and dinner on prior request and additional payment
  • - PLEASE DO NOT EAT OR DRINK IN THE ROOMS. If you order in, feel free to help yourself to crockery and cutlery and wine glasses from the kitchen and use the Dining Hall. However, the kitchen is not available to guests for cooking. 
  • -If you need ice or any other kitchen product, please ask our Resident Manager.
  • -There is no room service of any kind.
  • FOOTWEAR As is the tradition in India, we request all guests to take off their outer wear shoes at the main door and leave it on the racks. We provide indoor footwear in the rooms. You can use your own indoor footwear or socks.
  • CHILDREN AND PETS  -We love children and their free spirit so we believe it would be unfair on them to ask them to stay quiet. Hence we do not encourage guests with children who can/may/will be noisy. Please do not request us to bend the rules on this issue. PLEASE READ MORE ABOUT OUR CHILD POLICY 
  • UNPACKING AND STORAGE -We believe that to feel at home, you need to unpack and put away your suitcases. So if you are staying for more than 2 nights, as soon as you check in, you will be requested to unpack and put away your belongings in the cupboards provided and we will store your empty luggage away. This will keep your rooms clean and give you more space. You can have your luggage back the day you check out. 
  • -If you must smoke, you will have to step outside the house or go up to the assigned spot on the terrace.
  • -If you have friends visiting you, you are welcome to use the common sitting areas/lounge or the terrace.
  • -We do not have a 24 hour Reception desk. You will be given keys to your Room and the Main Gate so that you can let yourself in. PLEASE REMEMBER TO LOCK THE MAIN GATE AFTER YOU. 
  • -There is CCTV in all outdoor areas for protection and security.
  • If you find something not working in your Room/s, please inform us. 

Other  facilities  and charges

  • Facilities and services: We have Yoga trainer and Masseuse available on request. The Swimming Pool is a covered Lap Pool (23m long) meant for exercising (as opposed to lounging) and two adults can swim at the same time. We recommend that guests should block a preferred time of use so that they need not share the pool with others. The Pool is free for B&B guests but Long stay guests need to pay and take a membership.
  • We provide home cooked meals (on extra payment) on request. Orders to be placed by 10am.
  • Deepak and Ramji can help organise cabs and hire local two wheelers and bicycles. Airport pickups can be arranged as well.
  • Laundry Service (personal) is available on payment. Iron and Ironing Board is available in the Laundry Room for free.
  • Tea Room is open 24x7 to fix your own cup of tea or coffee. We do not provide tea trays in the rooms.
  • The Main Dining Room is available until 11pm to those who do not have their own kitchens, to use for heating and serving any take away food. We request guests NOT to eat in the rooms.
  • Included in the rates for Apartments/Studios: Rates are based on 2 people and per night. They include cleaning and fresh sheets and towels (once per week), soap, shampoo, conditioner and WiFi, daily cleaning and dish washing (for studios), Electricity and Water and Parking. Extra person will be Rs.500/- per day. Breakfast is NOT included but can be provided at extra charge.
  • Included in the B &B rates for Ensuite Rooms: Rates are based on 2 people and per night. They include cleaning and fresh sheets and towels (once per week), soap, shampoo, conditioner, hair dryer, bathrobe and WiFi, daily cleaning, electricity, water and parking. Breakfast is included. We do not provide extra beds in the Rooms.  
  • Optional extras: Private yoga lessons, Relaxing Full body Massage...charged as per usage.
  • Check in time: after 12:00 Check out time: before 11:00
  • For Late departures and Early arrivals there will be a charge of Rs.350/- per hour. 

Terms and Policies

PAYMENT THROUGH OUR WEBSITE OR OTHER CHANNELS
In order to make a CONFIRMED BOOKING you need to pay 100% advance through our secure payment gateway provided by Djubo and PAYU.
You can also make a TENTATIVE BOOKING for upto 24hrs and pay by NEFT transfer (Indian banks). Tentative bookings which are not closed within 24 hrs will get released automatically. 
Some of our rooms are also available on AIRBNB and on MAKE MY TRIP.
Please note that all as per Government security regulations, we are required to collect Guest information in given format along with ID proof (passport & visa for foreigners, driving licence/PAN card/Voter card for Indians) prior to check-in.
Guests are requested to pay in full prior to or at the time of check-in.
Refunds due to any break-down or absence of service is discretionary and based on merits.
We reserve the right of admission.
ONCE YOUR BOOKING IS CONFIRMED, PLEASE LET US KNOW THE EXPECTED TIME OF ARRIVAL as we do not have a 24hr reception desk and someone will have to receive you if you arrive after 10pm or before 7am.

CANCELLATION & NO SHOW POLICY/REFUND POLICY
Cancelations during PEAK SEASON will be on following criteria.
* Cancelled 60 days before check-in: Full refund
* cancelled 60-30 days before check-in: 50% REFUND
* cancelled between 30 days to date of check-in: NO REFUND
* early check out -no refund
Cancellation for bookings LOW and MID SEASON:
* cancellation one month before check-in: full refund
* cancellation between 30 days to 7days of check-in: 50%
* cancelled between 7 days to date of check-in: NO REFUND
* early check out -no refund
PANDEMIC CLAUSE: For official mandated lockdowns or government ordered travel restrictions we offer a full refund* regardless of date of cancellation. If a guest has tested positive before their Check-In date please provide an official dated RT-PCR Test Report for cancellation refund.
CLIMATE/WEATHER CLAUSE: Unless an official RED ALERT has been announced by the Government Meteorological Dept (and not just be News Channels)and local roads, air traffic has been affected, the NORMAL cancellation Policy will apply. If it is announced and transport is affected, full credit for the stay will be extended upto a period of six months for similar room and days of the week, subject to collection of additional payment if required.

Please note that once TAX INVOICE is issued, the TAX amount will not be refunded (IF CANCELLATION IS DONE MORAE THAN 1 MONTH AFTER PAYMENT) as the same is submitted to the Govt within a certain period. Any review/reconsideration of above cancellation/refund terms will de at the discretion of the management based on specific situations and occupancy level during booking period. "

Privacy Policy
We uss high ethical standards and respect your privacy. Save for disclosures required by law in any relevant jurisdiction and the disclosure of your name, email address and your credit card details for completing your booking we will not disclose your personal information to third parties without your consent. Please read our Privacy policy for more details.

EARLY/LATE CHECK-IN/CHECK-OUT POLICY
Check-in time: 12 noon
Check-out time: 11 am
Late check out: Until 2.30pm we can allow late check out if the room is available as on that date. After 2.30pm, Rs.350/- per hour will be applicable. We can keep luggage in store and allow use of shower if someone is leaving later at night. Such guests must depart by 11pm when the Main door is generally shut for the night.
Early check-out: Please inform the Caretaker of the time you plan to depart so that someone can see you off.
Early check-in: Guests arriving early can keep their luggage any time after 7.30am and go out for breakfast and come back to check in at 11am. If the specified room is available, Guest can occupy the same at an extra cost of Rs.350/- per hour.
Late check-in: If you are expected to arrive after 7.30pm, please let us know by email of your expected time of arrival so that Caretaker is informed.
If you arrive before 7.30am or plan to leave after 9pm, we suggest you book the room from the day before or until the day after.

Please note that all as per Government security regulations, we are required to collect Guest information in given format along with ID proof (passport & visa for foreigners, driving licence/PAN card/Voter card for Indians) prior to check-in.

Since we do not have a 24hr front desk, guests are requested to pay in full prior to check-in.
